About PropertyIndex
PropertyIndex is an independent Singapore property analysis site. It publishes the PI Score, a 0–100 rating of Singapore condos and HDB homes, built from public records rather than marketing material: URA private transaction caveats, HDB resale prices from data.gov.sg and OneMap. Anyone can check a home by postal code, free and without signing up.
What we publish
- Condo reviews: a written verdict and PI Score for each reviewed Singapore condo, with its pros, risks and the buyers it suits.
- New launch tracking: launch prices against the local resale peak, take-up, and land replacement cost.
- Tools: a postal-code verdict, home valuation, school catchment map, estate rankings, side-by-side comparison and an affordability plan.
- Market analysis on the blog, grounded in URA, HDB and SingStat figures.
Where the numbers come from
Scores are computed from public data: URA caveats for prices, resale profits and rents; HDB resale transactions from data.gov.sg; and OneMap (Singapore Land Authority) for locations, MRT stations and schools. Each review shows when it was last updated. How the score is put together is published in full on the methodology page.
Independence
PropertyIndex is not a property agency and does not sell homes. Developers and agents cannot pay for a score or edit one. Property agents can share our verdicts with clients under their own name and CEA registration through the agent workspace, but the scores and figures they share come straight from the data; anything an agent writes is labelled as their own words.
PropertyIndex is not affiliated with PropertyGuru or its Property Index.
What a score is not
The PI Score is research, not financial advice or a valuation. A high score is not a recommendation to buy. Always verify on the ground and take independent advice before you transact.
